Construction agreement for the house of François Poulin de Francheville, 27 March 1720.

Appearing before the undersigned Royal notary of the Island of montreal, residing in Villemarie, were present Sieurs francois poulin de francheville, merchant in This City, of the first part, and Sieurs alexandre jourdain and Jean baptiste payet St amours, master masons and stone cutters, of the second part; The parties in good faith and goodwill Together concluded the details of the masonry work that Follows;

The said Sieurs Jourdain have promised and committed to do all of the masonry work for the Said Sieur poulin de francheville on a house that the said Sieur de francheville wishes to have Constructed in this city on a Lot owned by him on Rüe St Paul On the land of the Paupers of the hotel dieu, adjacent to Sieur Laurent Renaud and to the said paupers of the said hospital. The house will measure forty feet in Length Or thereabouts by thirty-four feet in Width or Thereabouts, with two Stories over the cellars and storerooms, two stone gables at both ends, and a partition Wall to Separate the Storerooms and the large Cellar;

build Four solid mortar Chimneys of a height in Accordance with the Ordinance, the Said Chimneys rising through the said gables; will insert twenty-five openings for Chimneys, doors and windows, Of which openings the Said Sieur de francheville will supply ten and the Said Sieurs jourdain and St amours will supply The other fifteen, to wit three Chimneys, three doors and nine windows; make three vaults to support the three Chimneys and Their stacks, and one of the said Chimneys in one of the upstairs Chambers; make in the opening of a window in the Kitchen a sink of the Same Width as the Said window; all of it well cut in white stone from Ste Catherine, and one of the aforesaid Chimneys is to be Constructed so as to be adorned with a wood moulding; When the studs and beams are brought in, they will be placed and levelled according to customary practice as work progresses And according to the instructions [given] by the said Sieur de francheville; and will provide and install three hearths in proper stone, well cut and jointed; That of the Chamber will be cut, and The three in each of the two rooms; Masonry work for the above will be roughcast on the outside, with visible stonework; The firewalls will Be in flag stone from Ste Catherine; all Back vaults [rear arches] for The openings will be of quality stone from [Golle?] or flag stone from Ste Catherine. There will also be a two-bushel or so oven in the Kitchen Chimney for which the said Sieur de francheville will supply The brick and Tiles. The Said Sieurs jourdain and payet will supply all materials required to do the said work, workers and labourers And scaffold [scaffolding] and whatever Else So that the Said Sieur poulin de francheville will only be responsible for the excavation work and paying the Sums to be specified below;

For All of the work the Said Sieur de francheville has promised and promises to give and pay the said Sieurs jourdain and payet The Sum of fifteen Livres per Toise, Excluding Those in thickness, and the said openings will each be fifteen Livres, All of it in French currency, payable when the said work is measured, half in merchandise According to retail value for Cash payment and the other half in Cash, and on account of which payment, the Said Sieurs jourdain and payet will take from the said Sieur francheville the Materials he is able to Supply Them with at the fairest price and an Account will be kept Between Them of Credit; all work will Be subject to inspection; it will Begin as Soon as possible and be uninterrupted Until all

is done and in Order by the ten of September at the latest; The hearths and sinks will also Be counted as windows; there will be two plints [plinths] Facing Rue St paul with a Capuchin All properly Cut with the two Corners on the said street in uniform flecked and chiselled stone; the main door will have a raised three-to-four-inch Stoop, and transoms; there will be four Ventilation windows; of Course the said main door Will have an eight-inch frontage with a half-inch detachment, All of it According to the plan. For all the said ornamental work, Sieur de francheville promises to each a full Suit of clothing [dagnen?] and One Belt.

Thus it was & obliging & Renouncing & done and Concluded at the said villemarie in The house of the said Sieur francheville in the afternoon on The twenty-Seventh day of March Seventeen Hundred twenty in the presence of Sieurs          witnesses who along with the Said Sieurs poulain Sieur jourdain and the notary Signed and the Said Sieur payet declared to not Know how to write or Sign as requested According to the Ordinance.
